Final weekend of Bliss

So I’m wrapping my final free weekend up here in the 142. As I speak, he’s sitting at the bar it’s about 9:01 PM and he’s having Ninas best greasy french fries which Nina doesn’t eat and he’s having his favorite ham and cinnamon applesauce with apple juice. Kellan and I went to the zoo today in Grove City, and he walked me through there two times and he played in the bouncy house for almost 2 hours. Then when we arrived home, he swam in the pool with poppy and I for 2 1/2 hours. I took him to the semi deep end and I gave him a little bit of swimming lesson but he got a little scared so we went back to the 3 1/2 feet. A friend of mine who is a lifeguard, is going to come here in August and teach him how to swim if I can squeeze it in….so I can’t wait for that. Uncle Brock had to work today, and he just text me and asked me if Kellan wanted to night swim with him when he got home from work…. I said absolutely he fell asleep from 4 PM until 7 PM so it’s going to be a late one tonight LOL I’m so glad I taught both of my kids the importance of working and being responsible. If he ever had a child and didn’t work, as a grown man, I think I would drive to his house and slap him silly . First I don’t think my son would ever be that irresponsible and he would want the best for his children, and second I think he would love his children so much he would want to go to work to support them because that’s what fathers do 💁🏻

So now as I was typing this post for my blog as he ate dinner, he decided to come over and sit on my lap and make it so that I couldnt finish my blog!!😍

I called this my last weekend of bliss because I know every weekend for the next six weeks I’ll be very busy and I’ll love all of it as I’ll probably lose ten pounds 😍😎😀 as I’m continuing this blog, I’m watching him outside in the pool with uncle Brock and poppy swimming and having a blast this evening .

He has become such a great little swimmer… we are so proud of him. 😍🥰💕 night swimming!!! Kellan loves him some Uncle Brock that’s for sure. What a great role model for him! 😍 every kid needs an exemplary role model to strive to be like, to watch work, great respect for their mothers and females in general, teach him to golf and shoot hoops, to form positive friends and relationships and to just live life all positive no negative. I’m so glad we have Brock to fill the shoes of those unwilling. 😍🥰😍

Closing Yayyy

The title company called yesterday and said the township supervisor is inspecting interior Monday morning and closing that day! The closing consists of merely me wiring the funds to them and I get the keys same day since there’s no banks involved! Cash is king…Believe it!!!

No hassling with bank rules, ispections and long closing dates! Done with throwing my money to people who can’t seem to know they are supposed to work….uhumm….glad I taught both my kids the importance of employment…. some moms just flopped it in that area!!!! 😳 no more help for anyone…it’s my turn and this flipping is where it’s at for this gal 🥰😍😎 sometimes life just needs to teach lessons!

So looking forward to this home and the next few!!!

Restoration Hardware Hacks

I spoke in a previous post about making the interior of the home look really nice for when the appraiser comes. So I’ve been spending a lot of time here in my house preparing for that final stage when we complete the home. And one of the things I like to do is to create some Restoration Hardware hacks. I did one of those hacks in the other home and the buyer ended up telling me that the reason why she leaned towards buying my home was the shelf that I put at the end of the steps that was the Restoration Hardware hack. That one happen to pay off so I’m going to put six various different hacks… not necessarily restoration hardware but six different ones throughout the house. In my opinion, Restoration Hardware is nothing but a high-end store that severely overprices their items for people that have money they don’t know what to do with. If you look around at Lowe’s, Home Depot, Target, Walmart, and other stores, they have copied their decor and style so you can get the same thing at those places for a fraction of the cost. RH imports the majority of their items from China. Ill post a picture of a big world map which they sell for about $1800 and I did mine for about $25!!

For this house, I wanted to create the same kind of Restoration Hardware hack using the world map but cut into six separate sections as they sell one like that. So I bought these frames from Walmart for five dollars a piece , I sprayed them with an oil based Rustoleum white, and then I hit them lightly with the stain ….it’s kind of a lighter stain, then I wiped most of it off so it would give it sort of an antique feel. So below I’m going to post pictures. I still have two more to put together but I’m going to post some pictures so you can kind of get an idea of what I’m doing here, and these we will put on the long wall in the living room I believe.

In the third picture, you can see the difference from the white frame to the antique frame! The below decor is the original RH that I got my idea from!!



This is the RH hack world map I did for my home which cost me about 24.00 and the original one is about 1,800. Even if I had so much money I was swimming in it, I don’t think I’d be dumb enough to spend that much on a cheap map in a cheap frame!! I’d feel like a fool that didn’t know any better!! I put the RH original in here as well and I actually like mine better!

This is a barn clock…working….that I also will be putting in the home. My Amish neighbor tore down his old barn and sold me 10 ….10 foot boards for 2.00 each…he said it was the neighbor discount 😀 I’m using one piece in the new master bedroom we are putting in home to turn it to a 4 bedroom…which will appraise much higher!!! I’m also learning the 4 car garage will increase the value substantially so I’m pretty excited for an appraiser to see my masterpiece of art and style!! Using those two in the open closet concept and made an amazing barn shelf to hang above toilet in new bathroom. When I get a sec, I’ll post that up below and it was totally my idea!!

Let’s talk about the front porch……

This front porch area is probably the space I can’t wait to do. It’s a small space but believe it or not it is the most important space in the entire project. I’ll start with trimming those Japanese shrubs out front, trimming the other bushes, there is wrought iron railing which I’m going to paint white. There’s only three steps and a very small porch that’s all concrete. I haven’t decided if I was going to use the porch boards on there in gray, outdoor tile, the pebble stone, just paint it or put a rug there. I’m not sure what I’m doing there but whatever I do it has to pop that whole front entrance. I do know the door is going to be that front door color that I put in the other post I think that post was under curb appeal and I put the color in there that’s the color of that front door., I’m going to add some trim above the door …some vinyl trim. It’s just going to look very different than that photo you see right there. I found big vases that are an exact match to my paint color for the front door.

Closing anyone?

So I had to turn into my usual bitchy self when things don’t get done and I made a phone call to the realtor, the title agency, and Freddie Mac about when I was going to close. There’s no bank involved so we’re just waiting for the title agency to complete the title search and they believe possibly I might be able to get the keys on Tuesday. I looked at the weather and it supposed to rain Wednesday, Thursday, Friday and Saturday. Matt works in the concrete line in a union, and they do not work when it rains so that’s kind of good for me because I will have him there five straight days almost plus the weekend so we’re looking at maybe six or seven days of him, and he will get so much done I’ll have to keep you updated .

So I come out into my sunroom when I want to post on my blog because I use the talk feature on my iPad and I didn’t want everybody to hear me post because it sounds like I’m crazy talking to myself. Not that I’ve never spoken to myself before. 🙂

So underneath this next line here I’m going to post a picture of myself sitting on my sofa posting so you can kind of see where I’m at when I’m doing this .

Me waiting on closing!! 😂😭😩😳

So because we haven’t closed yet I didn’t want to use a lot of time of mine sitting around and I like getting things done so I ran over to Lowe’s today, another disaster in there but that’s a whole different blog. 😩 there’s a lot of paneling in this home that I’m going to remove and there’s some really dark chocolate ugly looking paneling on the dining room wall that is coming off, and I had originally planned to put bead board there after we took it off the wall but today in Lowe’s I changed my mind as I often do …you will see! It’s very important to go for the wow factor in the house so when the appraiser comes in he gives you the best appraisal he can give you because that’s what the bank decides on what they’re going to loan the buyers .

So I’m talking about that wall that I circled in that dark paneling in there in the photo. We are pulling all that half dark paneling out of there, and we had planned to bead board half that wall with the chair rail which I think would be really sharp anyways, but I decided to shiplap that whole wall because shiplap is in and Joanna Gaines will be so proud of me !

So that’s what I was doing in the Lowes besides meandering around a huge big box home store without a single person to help you . 😳 Shiplap can be very expensive if you buy shiplap like Joanna Gaines buys. I decided to ship lap with a Lauan, which is an underlayment they use for flooring. I wanted Lowe’s to rip the 4 by 8 sheet into 8 inch strips but apparently somewhere along the line Lowe’s decided they would only rip 12 inch strips because somebody might cut their fingers up if they go smaller. I asked him in all the Lowe’s stores in the United States has anybody ever cut their fingers off cutting an 8 inch piece of wood and he replied not that I’m aware of so I had to have it ripped into 12 inches. I was mad at first because I really wanted 8 inch, but then I decided 12 inch would be better because that wall is open and it’s bigger so it would look okay.

There’s three pictures below. The first picture is the board after they ripped it which is kind of chopped up as you can see, the second picture was after I did a lot of sanding and the third picture was after I painted them in a Sherwin-Williams paint called the Grey Owl which is another one of my go to paints. If you put it in a room that has all gray it will pop a gray, but if you put it in a room that has all cream and tan colors it will pop a beige. I have not decided whether I’m going all gray in those areas or if I’m going to beige yet. So here’s the deal on the ceramic tile flooring which is all in the kitchen on the dining room and all down the hall. I don’t like it. I hate it. It’s ugly. Someone used 1 inch spacers.It’s dated. And did I say it was ugly. So I had planned on not taking that out at all but I just couldn’t live with myself if I left it there for the mere reason it’s literally 1 inch above the other flooring. There’s nothing worse than looking at a home to buy and realizing the flooring is an inch above from one room to the other. I haven’t told Matt this yet, but I’ve been losing a lot of sleep over that flooring and I really have to have it come out. So having said that, I’m pretty sure I’m going with gray in that whole area.

In addition to me preparing that shiplap wall for the dining room today, I also painted 30 …6 inch baseboards. I may have posted earlier that I was tearing out every single piece of baseboard in that house. It was all ugly, different sizes in every room, and just really a bad selling point. I like big chunky baseboard and that’s why I went with the 6 inch and it’s gonna look amazing when this is done. I maybe had 200 dollars in it all and it’ll be a major selling factor!

The importance of curb appeal

So I’m in my sunroom curled up in a little spot having a bowl of Lucky charms a.k.a. my favorite cereal, and since my new iPad allows me talk text like this and it’s usually pretty accurate it makes it a lot easier to blog. So I’m having this bowl of Lucky charms and I’m thinking I want to talk about curb appeal. For those of you who don’t know exactly what curb appeal is I’m going to explain it to you. When you have a potential buyer coming to view your home, the very first thing they see is your front door and your steps leading up to it and your yard and that first view etches their view of your home. It’s very important that you make that view so appealing that when they get down to making a decision on which home they would like to buy they choose yours because they loved the curb appeal that it presented to them at first of view.

Many of my followers might find my choice of the front door color something they would never do to their home. There’s a new company out that makes a line of pain primarily for your front door to hit that curb appeal. I’m just going to tell you that I used one of their deep navy blues on my front door last month and I have never in my life painted a steel door that went on as smooth as that brand of paint . It is latex base not oil base so you’re not gonna have any streaking lines nothing in the door . The cleanup is fantastic because like I said it’s latex. The color that I’m going to go for the front door for my curb appeal is by the company front door and the color is called spontaneous. Not here’s an example of somebody else’s house they did the same front door they’re siding is a little lighter than mine so actually my siding is a little darker so I think it would even look nicer with a bit of a darker siding. I’ll be adding some trim around the front door where I can fit it in at I’ve got potted planters the same colors as front door and I’m going to paint the inside of the front door the same color because it leads to the room I had said in an earlier post that it was the only room I put the bold colors in. The color that I’m going to go for the front door for my curb appeal is a brand called Front Door the color is called Satin Spontaneous. Of course my front door appearance won’t be exactly the same because I do not have a peak over the door… Yet…… LOL and I won’t because it’s all about staying in budget!!!

Making trusting connections

After I flipped my first home, I took a little book out, and I marked down every single contractor that worked there that I knew that I could totally trust with everything. There was only one contractor that I seriously wished would have gotten really hungry one evening and bought himself some chicken and choked on a damn chicken bone. No I didn’t want him to die right away. I wanted him to be at home and have nobody there to help him and he struggled to breathe while the chicken bone crushed his ability to breathe effectively to sustain life! All joking aside, that’s a little harsh, but that’s how I feel about people that legitimately steal from me. Every single person that worked in the house except for that person and one other contractor that lifted my foundation: I would hire again. The other two, I would be happy to purchase them a bucket of chicken. #KFC 💁

Having said that, I just got a phone call from a guy I used to install a couple of windows. He actually works for a very large window company and helps people on the side for a little extra cash. I left a message with him the other day and he just called me back. He had tried to get a hold of me two other times, and we had a bad connection, but he made three attempts to get a hold of me until we finally connected and he’s going to put the few windows in that I need. I want two new windows installed in the one bedroom in the basement and two glass blocks for security. That is the connection that I held onto because of his workmanship and his responsibility and his trustworthiness in the first home!! Save those contacts. Those kinds of people are difficult to find so in this business you want to grab onto six of those people and do not lose their contacts . Buy KFC for the rest ….

The calm before the storm!

So today is Wednesday, and we have not heard word on closing. So many of you know my personality which is very tenacious. I would not be lying to you if I told you that I have called the title agency at least three times on my own, I have called the sales agent and Freddie Mac numerous times, and I am in close contact with the realtor that sold me the house the lovely Miss Megan Martini, yes just like the drink, from Kelly Warner’s agency in Mahoning County, Ohio. The sales agent for Freddie Mac has informed me that there is a paper that they have to sign on their end and they’re going to try to get that signed sheet over to the title agency and then get in touch with me and we will take care of the closing.

Did you ever notice in life that sometimes everything is going wrong, and then one day you hear something and it’s like the best news in the world. Well that happened to me yesterday. The title agency did not receive my check that I had certified to them for the earnest, my cashiers check, so I took care of trying to find out where that check was at. The United States Postal Service had sent me a text saying it was in route to deliver so I called the title agency, and spoke with the secretary or I mean receptionist there in the office. As we were talking, she said numerous times that she wouldn’t be able to help me because she was just a receptionist. So I said to her I was looking for a certified that came in there and it said it was out for delivery which means it was in the vehicle of your mail carriers and if no one is there when he shows up he takes it back to the post office and he will try again three times. After the third time, it’s going to come back to me which we have to avoid. So I’m calling to ask you, even though you’re just a receptionist, did you get your mail yet there today? The girl who claimed she was just the receptionist, said yes he just handed it to me, and I have two pieces in my hand and one of them is a certified. And I said well can you look in the left-hand corner and tell me if it’s my address. She replied yes it is your address and we do have your check. So I told her well I don’t need to speak to the owner because the receptionist was able to help me !!!!

The following day, I contacted Crystal at the title agency who is handling the closing. The closing agency is in Columbus Ohio. I had feared all along that we would have to drive to Columbus to close on this because it was a Freddie Mac and everything they do is different from the norm. But Crystal explain to me that we don’t have to go anywhere for the closing. She said that Freddie Mac does everything online through my.loop account and that was one of those things that just made my day. Since it was a Freddie Mac home, the way they do it is everything online. So you see, the government isn’t all that bad. Sometimes the government just hits the mark. Now once I’ve signed all the documents for the closing from my.loop account, I will wire transfer the check-in.

I made the title in this post the calm before the storm because did you ever notice when a storm is brewing up outside, the sky is black, and you know it’s raining really bad somewhere else but you’re standing outside and its extremely calm. Then after the calmness, the storm hits. And if you haven’t put away your pool chairs, your pool toys, closed your shed door, checked all the windows in your home and the storm hits all hell is going to break loose.

I woke up this morning, and I feel like today is my calm before the storm. So I got up about 7:30 AM, made the beds, did my usual sweeping of all the floors, cleaned one bathroom as I generally do I made myself a coffee. It’s going to be 87° today and I picked up some steaks from Gilliands yesterday and Lexie has indicated to me that she is coming by with my grandson to swim for the day. My storm couldn’t get any more calmer before flipping a home than spending the day with those two. I took the liberty of buying some water bomb balloons the other day and went into my garage early this morning to fill them up for Kellan. I’m going to attach a video of my idea of the calm before the storm! I sent my grandson a video about which ones are mine and which ones belong to him to throw at Nina, and I’m certain he will not be happy with my choice but it is what it is . 😂💁😛

Why I had to have this home

As I wrote in some of my previous posts, when you go look at a house there will be certain things about it that you know are major selling points, and so you take note of those while you’re looking at the house. Some of the things that I noticed right away about this house well first let me say that I had been watching the home for about two months at Trulia.com and since it was a Freddie Mac First Look home it was under their First Look program which means they give…. I want to say it’s 14 or 20 days I can’t remember but when they list the house they give people the opportunity to first bid on it that are going to live in the home and not renovate it and sell it. So homeowners get to make offers first and then investor/dealers second. And that first look date ended I think it was April and I’m pretty sure I remember seeing the house at like 37,000. I crunched some numbers and I knew that I could not afford to pay 37,000 for it and make the profit that I wanted to make on it so I waited it out. As much as I wanted the home, it has to be about making money or losing money. And let’s face it, nobody wants to lose money no matter how bad you want a home….crunch your numbers. So after the first look stage with Freddie Mac, the home was dropping a little bit here and there in price so you kind of have to make a decision about when you think you’re going to make your offer because if you wait you could lose it if you go too soon you over bid. The area that the home is in is a really nice location. The property had 1/4 of an acre which was predominantly flat and that indicated to me that my market would include families with children. The home would also be suitable to an elderly couple because the terrain was flat, the crime rate was very low, and yes I ran the pedophile check and there were no pedophiles with an X amount of miles of the home. Keep in mind I had done all of those things already before I ever went to see the home. Next, the home has a four car garage which is probably the only home in the area with a four car garage, garage had electric, the driveway was paved and in good shape, had a huge turnaround, potential for a fourth bedroom, and most of the repairs were cosmetic except for the two small bathrooms that are total guts.

But if I could only choose four reasons why I had to have this home they would be the four car garage, the quarter of an acre flat yard, close proximity to the school, and potential for the extra bedroom which left the 10 x 9 bedroom homeowner option to enlarge bathroom upstairs or make that a first floor laundry room. When I made the decision that it was time to place my offer after I saw the house, the listing price was 31,900 and the day I decided to make the offer another one had come in. So since I knew it had been on the market since March, 2019, Mr. Mac would be eager to dump it because they are non performing. I also knew that these foreclosures generally won’t come more than 10% off their list price and the price was listed at 31,900 so 10% of that is 3190 and the bank always comes back with a counter offer. My original intentions when I decided to make the offer, when I knew I was the only one offering at that time, was to come in at $26,000 knowing the bank would go down the 3190 and come back in about 28900 and I would be OK with that. I also knew there was a general contractor in the area who had completed three or four homes and had successfully sold all except for one that he did an outstanding job on but he couldn’t sell it because it was smack dab up against a loud structure and had absolutely no yard whatsoever so a bulk of his money was tied up in that home that he wasn’t able to sell . I was pretty confident he was the other person bidding, that he had a house tied up that he could not sell, I was almost positive he will probably come in real low at about 24,000. And then in the evening before I made my offer, insomnia set in and I started to convince myself that it wasn’t him it was just another buyer and I knew if it was another buyer they would offer list because they would be eager not to lose it so in the morning I made an offer with Megan at the list price of 31,900 and about 11 PM that evening I texted her and I said Megan raise my offer up $525 because if I lost it I didn’t want to just lose it over $500. I didn’t mind losing it for 600 or 700 or 2000, but not for 500 . And I had reason for adding the 25.00 and that being that if it were an owner and not investor they would have bid in 500 increments therefore I added the 25.00. So she made the offer 48 hours later the bank let her know that I was the successful bidder. I wouldn’t recommend that anyone go above the bank’s listing price unless they are sure of other facts of the situation like I was.

In reference to the offer that I decided to make, I also know from my research that 250 yards away from the home another home was listed at $125,000 and that home wasn’t anywhere near as nice as mine is going to be in six weeks . This yard had 2 acres of property but virtually 90% of it was not usable on a hillside behind it, it did not have a garage, and it needed extensive updates on the inside. So if they are asking $125,000 and they get a pending offer of say $110,000 that puts my home’s value at about that price. So a lot of things went into my offer that I had done the research on prior. Will that home 250 yards away from my home sell for $125,000; I doubt it. My guess it would sell more like $95,000. So I’ve been watching that home on the website to see if they get any offers because it will give me an idea if I want to do something a little crazy at the end for a couple thousand dollars as I’ll have a little leeway as far as the appraisal. I also had the luxury of knowing I just sold a home there for $84,000 which didn’t have near the exterior layout this one had nor did they have a four car garage or a quarter of an acre. I recall talking to the appraiser the day he came out to the house I sold and I asked him about my daughter’s home across the street. He told me the home I sold was two bedrooms and hers was three bedrooms and if somebody went over to her home and did to the inside what I did to the home over there that her home would appraise somewhere right about $90,000. I also learned from that appraiser, and each appraiser has their own thing they do, that he gave me credit in his appraisal for the unique things inside the home that I had done like the sliding barn doors, the kitchen island, the painted brick, the restoration hardware hacks, and the unique wood flooring in the upstairs that I had made. So now I know for this home I need to put a lot of really cool stuff inside it from Cyntrest!!! So one of the reasons I made the offer on this house was the indicators that you just can’t ignore that gave me the ability to ascertain possibly what it might appraise at!! The furnace is good in this home, the hot water tank is good and the roof still has life left in it so they will factor in that those are not all new and I’m not going to replace what isn’t broken with the hopes of getting a higher appraisal because it doesn’t always work that way . Is there a possibility that when we turn the utilities on at the furnace doesn’t work the hot water tank doesn’t work …absolutely… and that’s what steers people away from these kinds of homes. It’s nothing but the fear of the unknown and I know that I have Matt Who is very handy and can fix pretty much anything so I’m not too afraid of that . Do I want to have to add a furnace for $2000 absolutely not that cuts into my bottom line on the other hand I know for a fact central air works in the Home because the bank has the electric on and the CA is running .

Meet Matt

OK I got this new iPad, and it has this really cool feature where you can take a screenshot of any picture you want that’s on the Internet so I went to Matt’s Facebook and I took a picture of him from his Facebook so you guys could meet him 😱. OK I’m not gonna lie this kid has amazing skills, and he can do almost anything in the contracting field and I trust him more than anyone I know and that’s important when your doing this but there’s a tiny part of me that kind a hired Matt because of Grayson! He is the most adorable little boy you’d ever want to meet. Over the next 6 to 8 weeks, it wouldn’t be unusual if you saw me and Grayson shopping at Lowe’s on a cart and taking extra long, at Dairy Queen….you get my point…right!!!! I discovered the knack of staying away long enough for Matt to finish something really ugly that I might not want to participate with!!

I remember in the first house I did, Matt had brought Grayson with him to the job site, and I had two Matt’s working there that day and myself was there and all of a sudden we realized that we couldn’t find Grayson anywhere. Matt was in panic mode as were the rest of us. We were all screaming his name and yelling where are you just yelling our heads off looking for Grayson. We found him hiding in the corner laughing outside and let me tell you his father was not very happy with him. But boy were we all relieved !
